Whether you are preparing to rent or to sell your property, the principle is the same, you must show it in the best light. And I mean this literally; make sure that the property is looking good before you host the inspection, well lit, blinds or curtains open, well aired and not too hot and not too cold. Remember, we are trying to present the property as place that is nice to live in, it has to feel right. It is always advisable to leave the introductions and the tour of the property to your broker, that is their job, although there might be some good questions from the visitors concerning the property and its surrounding area, so always try to sound positive.
Our brokers are trained at negotiating and will have a strong knowledge of what is possible to ensure contractually, both in law and in practice. Before contracts are drawn up, it is essential that the basic conditions of the agreements are decided, these are usually called „The Heads of terms“, it is these agreed main conditions that will form the basis of the contract. The Heads of Terms should be in writing so that the content is absolutely clear to both contractual parties. If you have any worries or questions, always bring them to the attention of your broker as soon as possible, all possible issues should be agreed and resolved before the finalising and signing of contracts.
